General conditions of the holiday house Bozica
before you rent the holiday home Bozica, you should read these lines carefully. It is very important that you spend a pleasant holiday with us, but it is essential to rent a holiday house by means of a contract.
We have endeavored to create clear legal rules and orient ourselves to the “big” in the leasing sector. Hidden foot fishing is not here. If questions should remain open, please ask.
The owner of the holiday house Bozica is the owner of the property to be rented. All services are included in a rental contract and are agreed between the guest and the landlord, Bozica Lucic, the holiday house Bozica.
2. Validity and duration of a rental agreement
The contract is concluded as soon as the holiday house is ordered and announced. The receipt of the down payment is binding for the booking. The conclusion of the rental agreement obliges the contracting parties to fulfill the contract, indifferent to the duration of the contract. The rental agreement begins with the key transfer on the day of arrival and ends with the key return on the day of departure. Deviating regulations are to be agreed with the landlady.
3. Rights and obligations
The landlady is obliged to provide the agreed services. The guest is obliged to pay the landlord the agreed rental price. Until the day of arrival, the guest is entitled, instead of his third party, to enter into the rights and obligations arising from the travel contract. In this case, the guest and the third party who is the third party are jointly and severally liable for the price of the rice and the additional costs incurred by the third party. It remains the landlady’s right to refuse this third party for important reasons.
4. Lack remedy
The landlord is obligated to compensate the guest in case of non-provision of the accommodation, if it can not make an equivalent substitute available. If the accommodation is deficient in the sense of the agreed services, the price for the duration of the defect will be reduced. The lessor’s liability is limited to twice the price of the contract. Small deficiencies in the equipment, the failure of a device or noise from other holiday homes, as well as construction work of the municipality do not entitle to reduce.
The guest can withdraw from the contract at any time before the arrival day. The landlord thereby loses the right to the rental price, but in this case, however, the following flat-rate cancellation fee, taking into account the saved expenses with immediate due date:
- until the 49th day before your travel: 20 % of the travel price, but at least EUR 100, –
- until the 35th day before your travel: 30 % of the travel price
- until the 21th day before your travel: 60 % of the travel price
- until the 14th day before your travel: 90 % of the travel price
- otherwise 100% of the travel price
In the case of non-utilization of the rental performance, the landlord is obligated to make another lease as soon as possible in order to avoid breakdowns and to keep the damage as low as possible. A processing fee of 50, – Euro is still available to the landlord. We recommend the completion of a travel cancellation insurance. Cancellation declarations must in any case be made in writing or by email and must be addressed directly to the landlady.
6. Terms of payment
A deposit of 25% of the total price is due upon receipt of the written booking confirmation. The final payment is made at the landlady in cash before renting the holiday house. Payment by credit card is NOT possible. Tourist tax is included in the price.

Bei Buchung wird eine Kaution von mindestens € 150,- mit ausgewiesen. Diese ist mit der Restmiete gemäß Mietvertrag vor Ort bei der Vermieterin zu zahlen. Bei Buchungen im Zeitraum Weihnachten und Silvester wird eine Kaution von € 200,- berechnet. Die Erstattung der Kaution wird am Abreisetag, den Gästen entsprechend zurück gegeben.
The holiday house Bozica is usually cleaned on your arrival day and is available to you after 16:00. The keys are handed over at the holiday house by the landlady. The departure and key return must be made by 10:00 on the last day of the booking, after inspection of possible damages by the guest, to the landlady.
9. Additional costs / additional services
The additional costs for gas, water and electricity are included in the rental price, unless stated otherwise in the object and on the rental agreement. The additional costs for final cleaning are included in the rental price unless otherwise agreed in the rental agreement. The property is to be left clean on departure.
10. General obligations / House rules / Liability of the tenant
The rental property may only be occupied by the maximum number of persons indicated, the erection of tents, caravans or mobile homes on the property of the accommodation is not permitted. All guests are required to comply with the rules in force in each property. Objects that were damaged or lost during the stay must be replaced by the tenant. The hirer is obliged to report any defects and damages that occur during the period in which he or she lives in the rental property. The tenant is responsible for proving that damage has not occurred during his rental period, that he or his accompanying persons are not at fault.
If a damage or the loss of objects immediately after departure has been discovered and the guest has not reported it, will be issued by intent and immediately reported to the police.
There is no liability for the landlady against the tenant and his property (safe in the house permanently installed). The tenant is thus responsible for his / her insurance cover during the stay.
Complaints regarding the cleaning condition are to be communicated immediately upon arrival and before the entrance into the holiday house. Complaints on and after departure will not be accepted. The tenant is obliged to handle the domicile carefully and to leave in a tidy and clean condition when leaving. If a dog / dog or pet / pet is brought along, the tenant is obligated to remove the dog’s hair or animal hair and their leave before departure, even if a final cleaning is ordered or is included in the rent.
The booking tenant is personally liable for all passengers. Pets are allowed to be brought along, especially dogs, if this has been stated beforehand. Dogs and pets must not be left unattended in the facility. Smoking is not allowed in the whole house! Outside the cottage smoking is allowed. Ashtrays are available on the upper and lower terrace.
In the case of insects in the house or its surroundings, the landlady can not be held responsible. The landlord has no responsibility for construction noise or dust from neighboring properties.
Ausschließlicher Gerichtsstand ist Stadt Krk/Kroatien.
12. Invalidity of individual provisions
The invalidity of individual provisions of the rental contract does not result in the invalidity of the entire rental contract.
